What a Year Costs at 1, 4 and 10 Units
Landlord software is priced in three different ways, which is why sticker prices are hard to compare. TurboTenant and RentRedi charge a flat plan price that doesn't change between 1 and 10 units. Baselane and Stessa charge nothing for their core plans and sell optional upgrades. REI Hub prices its bookkeeping by unit count. The table shows the landlord's software cost per year on the cheapest annual plan that adds automation. Tenant-paid fees, such as screening and card payments, are covered further down.
| Tool (plan) | 1 unit / year | 4 units / year | 10 units / year | Pricing model |
|---|---|---|---|---|
| TurboTenant Free | $0 | $0 | $0 | Free forever |
| TurboTenant Essentials | $149 | $149 | $149 | Same price for 1–10 units |
| TurboTenant Pro | $199 | $199 | $199 | Same price for 1–10 units |
| RentRedi (annual) | $144 | $144 | $144 | $12/mo, unlimited units |
| Baselane Core / Smart | $0 / $240 | $0 / $240 | $0 / $240 | Smart is $20/mo on an annual plan |
| Stessa Essentials / Manage / Pro | $0 / $144 / $336 | $0 / $144 / $336 | $0 / $144 / $336 | Unlimited properties on every plan |
| REI Hub Professional | $108 (3-unit plan) | $180 (10-unit plan) | $180 (10-unit plan) | Priced by unit count |
Two patterns stand out. First, if you have 10 units, every option here costs under $350 a year, which is less than a single month of rent on most units. Second, at one unit the free plans really are enough for most landlords. The paid tiers buy speed and automation, not basic capability.
Monthly billing costs more. RentRedi is $29.95 billed monthly versus $12 on the annual plan, Stessa Manage is $15 monthly versus $12, and REI Hub's 10-unit plan is $25 monthly versus $15. If you are sure about a tool after a trial, annual billing is the cheaper way to pay.
Pros, Cons and Gotchas by Tool
TurboTenant
- Pros: a real $0 plan with listings syndicated to 25+ sites, online applications, screening and rent collection. No contracts on any software plan.
- Cons: on the Free and Essentials plans, renters pay a $55 screening fee and a $2 ACH fee per rent payment. Pro lowers screening to $45 and makes ACH free for renters.
- Gotchas: the Free plan connects one bank account and imports transactions manually. Automatic import and unlimited connected accounts are on paid plans. The Landlord Forms Pack is $199 on Free and included on paid plans.
- Who it's for: landlords who fill vacancies themselves and want listings, screening and rent in one free tool. Not for: landlords who mainly want banking or detailed bookkeeping.
RentRedi
- Pros: one feature set with unlimited properties, tenants, teammates and connected bank accounts. Payouts in 2–3 days. Tenants can pay by ACH, card or cash.
- Cons: there's no free plan. You pay at signup, with a 30-day money-back guarantee.
- Gotchas: the pricing page doesn't list tenant payment-processing fees, so check vendor before you promise tenants a fee-free option.
- Who it's for: landlords who want one predictable bill and every feature unlocked. Not for: a single-unit owner who is happy on free plans.
Baselane
- Pros: free business banking through Thread Bank, Member FDIC, with property-specific accounts, $0 maintenance fees and no minimum balance. Schedule E reports are on the free plan.
- Cons: standard rent deposits take 5 business days. 2-day deposits are a Smart feature ($20/mo annual).
- Gotchas: outgoing wires cost $15 (waived with a $50,000+ combined balance), mailed checks $2 and checkbooks $15. Tenant ACH is listed at $2–$5 and is waived when rent goes into a Baselane account.
- Who it's for: landlords who want each property's money in its own account. Not for: landlords who don't want to move banks.
Stessa
- Pros: free accounting with unlimited properties, automatic bank feeds and online rent with a no-fee ACH option for landlords. Listings syndicate to Zillow's sites.
- Cons: Schedule E reporting and unlimited state lease templates start on Manage. Live phone support is Pro-only.
- Gotchas: Essentials and Manage include 5 smart receipt scans a month. Lease templates are $15 each on Essentials.
- Who it's for: landlords who want free, automated books across many properties. Not for: landlords who need a free Schedule E. Baselane Core or REI Hub's free plan include one.
REI Hub
- Pros: bookkeeping built for rentals, with loan and fixed-asset tracking, Schedule E and tax reports, and a mileage log.
- Cons: no rent collection or banking. You'll pair it with another tool.
- Gotchas: the free plan doesn't import bank transactions automatically, so you enter them by hand.
- Who it's for: landlords (or their accountants) who care most about clean, tax-ready books. Not for: anyone looking for an all-in-one app.
Setting Up Your Stack in an Afternoon
- Decide where rent lands. If you want a separate account per property, open Baselane first. Otherwise, connect your existing bank to your chosen app.
- Add each property and unit with rent amount, due date and deposit held.
- Pick one place for leasing. TurboTenant or Stessa for listings and screening, or RentRedi if you're paying for one all-in-one tool.
- Turn on autopay, reminders and late fees. Check your lease and local law for late-fee limits before you switch them on.
- Connect bookkeeping. Use the built-in books in Baselane or Stessa, or link REI Hub to the account that receives rent.
- Run a test month. Confirm one payment flows from tenant to account to ledger before inviting every tenant.

Which Stack Fits Your Portfolio
One Condo, First Tenant
Keep it free. TurboTenant gets the unit listed and screened, and Baselane Core gives the rental its own bank account and a free Schedule E. Your only cost is your time, plus whatever fees your tenant pays.
A Fourplex You Self-Manage
Fees start to add up here. Four tenants paying $2 per ACH payment on TurboTenant Free is $96 a year. Either move rent into Baselane (ACH fee waived for Baselane deposits) or compare TurboTenant Pro at $199/year, which also lowers screening to $45.
